FEATURES & SYSTEMS


PASSIVE SOLAR DESIGN & CONSTRUCTION: Insulated windows and doors, plus storm windows and doors, insulated walls plus R/MAX wrap and a wood siding help to maintain a comfort level within. The site and positioning of the house was based primarily on the sun path throughout the year, directly overhead in the warmer months to get the effects of shading and just above the mountain ridges to the south in the cooler months to get the warmth of sun shining under the eves. Leaves on the tall trees shade the site and the bare limbs let the sun rays warm the house surfaces. These items all factor in the cost of maintaining comfort within the home.


NEW HEAT PUMP & COOLING SYSTEM and NEW WATER HEATER: To better control the comfort in all seasons a New Dave Lennox Signature 20 SEER, Central Heating, Cooling, Enhanced Dehumidification Accessory and Healthy Climate Filtration system was installed in September 2010, also an Energy Smart, 50 gallon water heater. Fireplace is wood burning. The OUTBUILDING has a radiant heating system fueled by propane and controlled by a thermostat. *** The 250 gallon propane tank is leased from Freeman Gas in Franklin, (828-349-0064).


FIREPLACE: The foundation for the REAL FIREPLACE begins three feet below the garage floor, the concrete block structure extents up through the first floor to a massive rock fireplace in the second floor great room, continues up through the ceiling, attic, roof, topped with a rock chimney with a stainless steel cap. The structure is packed solid from bottom to top with rubble (small pieces of broken concrete block and), this mass when heated by the fireplace will stay warm for an extended amount time. Fireplace measures eight feet across, fifteen feet from floor to ceiling and extends out three feet into the great room, with a mantel that is not dwarfed by the fireplace itself. The fireplace opening measures fifty inches wide, thirty inches high and twenty-two inches deep. Large logs can be burnt, to prevent a log from rolling out, there is a custom fire screen that covers the opening with hinged and latching doors. There are steel door panels that slide in place to shut a fire down at night and not let the heat go out the chimney while you sleep. The local blacksmith also made the irons, the crane for cooking and the tools.


LARGE BUILDING - RADIANT HEATING SYSTEM: A large infra-red tube heater, 100,000 BTU/HR, thirty feet long, fueled by propane. Pull-through system - the products of combustion chamber for increased radiant efficiency, the radiant emitter tube is 4”O.D. The reflector system is efficient aluminum, reflector ends are enclosed for maximum radiant heat output and minimum convection loss. System controlled by a thermostat.


WATER SUPPLY SYSTEM: Water is supplied to the property from a well, the volume yielded when drilled and checked was in excess of fifty gallons per minute. The well is 186 feet deep and protected by the structure of the outbuilding from surface water weeping into the ground water supply. Water is drawn into the system by a submergible pump and stored in a 1200 gallon CAROLINA WATER TANK semi buried in the earth surface, 70 feet vertical above the residence location. Water pressure is constant because the elevation of the water storage tank creates the head pressure. No pressure tank needed and the house has a supply of running water during a power outage. This is a gravity water system, it works in the same manner as many city water systems. A timer is set to run one hour daily, keeping tank full and water fresh.


SEWER: Septic Tank and Drain Field are located at the head of the drive where if service is needed there are no obstructions to deal with.  We had no problems, but curious and had the tank pumped.  The access was out dated, so we had the latest in access lids installed.


ELECTRICAL SERVICE: 240 volt/single phase under ground service to house meter, 200 amp service for house and 60 amp service to outbuilding. BOTH COPPER WIRE. House has a power panel and a lighting panel mount flush in the workroom for easy access. All electrical equipment is labeled and directories filled out clearly.


APPLIANCES: Kitchen - Range/Oven (Convection), Refrigerator/Freezer (Side by Side), Dishwasher, Exhaust Fan/Hood.. *** Workroom - Washer, Dryer, Murphy Unit (2-Range Burners, Refrigerator/Freezer & Sink), Freezer Chest. *** Equipment Closet - Water Heater.


GE LOW VOLTAGE SWITCHING SYSTEM: Installed throughout the home, this allows lighting to be controlled from multiple switching locations.

PLUS, there is a master control panel located in the parlor at the foot of the stairway and a second one in the master bedroom, from these locations selected lights can be controlled with the push of a button. When one of the selected lights are turned on from any of the switch locations in the house it’s title lights up on the master control directories in the parlor and the master bedroom. From either control you can turn on one or more of the twelve selected light locations, with a turn of the ON dial all of the selected lights turn on throughout the house and with a turn of the OFF dial all the selected lights go off. All of the outside lights are one of the selected group of lights. All equipment is labeled and directories filled out clearly. Spare components (major and minor) were purchased with the original equipment to have on hand if needed.


TIME CLOCK CONTROLLED ITEMS: Outside Lights controlled as desired. Water Heater controlled to meet hot water needs to match household daily routine, conserves power. Well Pump controlled to keep water fresh and storage tank full.


SOLAR LIGHTING: Low level of lighting installed on the property above the state road and along driveway and parking area.
